Role overview:

A new role in the treasury function for Al-Futtaim’s Real Estate division that works closely with Group Real Estate senior management, Group Treasury,& offshore real estate entities in Egypt, Qatar & KSA in particular. The function is integral in implementing real estate strategy, policies and procedures and systems & reporting in order to effectively manage real estate treasury. The candidate will need to demonstrate excellent excel/ quantitative & debt structuring skills, ideally with experience of having developed real estate financing models. This role forms an integral part supporting cash & liquidity management, risk management, capital funding analysis & solutions

Job Title:  Financial Controller - Treasury
Reports to:  General Manager, Real Estate Treasury

Key Accountabilities:

Structured Finance

  • Develop financing models for new real estate developments and existing operating assets (including detailed cash flow modelling and scenario analysis) and propose appropriate debt structures
  • Support negotiation of loan documentation in co-ordination with Group Legal, Group Treasury and external legal counsel
  • Liaise closely with banks and advisors in developing debt strategies and selecting preferred banks
  • Manage existing and new structured finance facilities with regard to financial covenant monitoring (including financial modelling) and other key covenants and undertakings

Capital Structuring

  • Support the review of capital structures and help develop and implement capital structuring initiatives along with the AFGRE Corporate Finance team
  • Demonstrate a strong understanding of the sources and uses of capital in new and existing real estate projects

Risk Management

  • Identification and quantification of FX and interest rate risk across the real estate group and development of appropriate hedging strategies
  • Working with Group Treasury to execute appropriate hedging strategies to mitigate risk

Cash & Liquidity Management

  • Lead review of cash flow forecasts across our real estate business, working closely with the business to understand drivers and variances, and identifying funding requirements
  • Design and implement new cash management reporting protocols (including FX exposures) across geographies as required
  • Support the development and implementation of a new liquidity management strategy for the real estate group

Treasury Operations

  • Oversight of the treasury operations function for group real estate including payments, online banking, administration of bank accounts, DOAs and other controls, and FX transactions

Treasury Policies and Procedures

  • Lead the review and mapping of current treasury processes and documentation of appropriate policies and procedures

Treasury Systems and Reporting 

  • Support the implementation of a group-wide treasury management system and the reporting outputs for real estate, as well as real estate specific reporting tools

Bank Relationship Management

  • Manage bank relationships at an operational level as well as regular interaction with banks at a strategic level


Qualifications, Experience and Skills:

Minimum Qualifications and Knowledge:

  • Education at Bachelor degree level in Finance, Economics or other related discipline
  • Candidate will ideally have a relevant professional qualification (ACA, CIMA, ACT, CFA)
  • Knowledge of real estate sector is preferable

Minimum Experience:

  • 8-10 years’ experience in a corporate treasury function, corporate or investment banking, real estate investment or advisory, or similar environment with strong exposure to and experience of capital structuring and structured finance disciplines in particular (from a borrower, lender or advisory perspective)
  • Experience in a fast‐paced, highly analytical, entrepreneurial environment – with ability and desire to help shape a new role and flexibly shift responsibilities over time as the role and department evolve

Job-Specific Skills:

  • Highly numerate, with proficiency in Excel (strong financial modelling skillset required)
  • Excellent communicator, with proficiency in PowerPoint to present issues, ideas and solutions
  • Experience of treasury systems and reporting processes would be preferred
  • Good understanding of real estate development and operations
  • Experience of working across MENA geographies, particularly UAE, Egypt, Qatar and Saudi Arabia, is desirable
  • Strong understanding of bank financing and bank operations (including FX, interest rates, bank accounts, payments)
  • Ability to develop strong relationships with key banks 
  • Awareness and understanding of market, operational and conduct risks
