Regional Director for Facilities
  • The development and control of annual operating expenses and capital expenditures budgets in coordination with the 3rd party service providers.
  • Vendor Governance: Oversight over 3rd party service provider as well as selection of vendors by 3rd party provider in compliance with S&P vendor governance standards.
  • Transaction and Strategy: Conduct monthly and as needed meetings with business leads and site managers to review real estate strategy and opportunities to create efficiencies through consolidation, early renewals, etc. Develop and review long and short term real estate strategy utilizing market projections to balance corporate and strategic projections with operational needs of the business.
  • Prepare and review all CFAR's and LCFS associated with leases and conduct necessary meetings with executive management to review all variances to secure the necessary approvals.
  • Coordinate the review and execution of all leases, subleases, and sale transactions utilizing internal and external legal counsel and respective subject matter experts to ensure transactions meet market standards, address health & safety of S&P employees and mitigate any legal and operational risk.
  • Project Management: Direct project management, design and construction processes while applying workplace strategies, and utilization data to maximize occupancy and ensure customer satisfaction. Establish financial controls, monitor progress to ensure project completion on budget, on time, and in compliance. Coordinate construction project activities across all disciplines including IT and security.
  • Health/Safety: Ensure compliance with OSHA, ADA, fire/life safety, and environmental/ergonomic recommendations
  • CSR: Implement, where applicable, renewable energy programs, LEED certifications and other sustainable practices in compliance with S&P's Net Zero target.
  • Coordination and review of all materials associated with M&A's including review and valuation of leases, physical site assessment, and contractual obligations.
  • BCP: Participation in any crisis event impacting the facilities and ensuring business continuity plans are updated and implemented as needed to support the operations.
The APAC/India region is made up of roughly 22 sites with 1.2 million square feet for 8,600 employees and an operating expense of roughly $58MM and approximately $14MM of capital expense. Geographic responsibility includes some of the most densely occupied buildings in India and Pakistan with a significant population of shift operations in both countries.
Knowledge & Experience:
  • Fifteen (15) years of experience in corporate real estate.
  • Strong Leadership and interpersonal skills
  • Extensive knowledge in building systems, design and construction, facilities maintenance.
  • Track record of completing multi-million dollar projects on time, within budget and to client's satisfaction.
  • Ability to direct several project teams as well as staff of outside service providers simultaneously.
  • Minimum BA/BS degree is required.
  • Excellent verbal and written communications skills are needed to interface with senior executives.
  • Must be familiar with OSHA, ADA, and other fire and life safety codes.
