Job Purpose

The Asset Manager is responsible for the management and value creation of a portfolio consisting of residential assets and commercial units; and to supervise the operating companies (OpCos) providing services to the investment vehicles (SPVs).


Key Accountabilities

The Senior Asset Manager will propose and implement the best value creation strategy for each asset within his / her portfolio and is responsible for:

 

  •  Defining the asset strategy, preparing annual business plans including action plans and corresponding financial models (DCF), ensuring consistency with investors’ strategy, obtaining approval from investors or Investment Committee and the follow-on implementation of the action plan
  •  Preparing, optimising and monitoring the asset budgets (revenues, opex and capex) with the property managers and/or asset operators
  •  Reviewing the KPIs of the OpCos providing services to the PropCos. KPI review is relevant when the OpCos are in the perimeter of the SPVs
  •  Monitoring external valuations
  •  Monitoring asset KPI’s and contributing to investor reporting
  •  Managing property managers and all external servicers related to the assets
  •  Supervising the property, managing tenancy issues, claims and supervising potential law suits with legal advisors
  •  Defining and implementing the marketing and lettings strategy and reviewing the evolution of lease negotiations managed by the appointed agents
  •  Collecting and analysing all relevant and updated data / documentation at asset level (technical, legal, tax and commercial data) and ensuring the legal conformity and the liquidity of assets
  •  Proposing relevant product evolution or asset repositioning. Managing refurbishment or development programs coordinating with internal and/or external development experts. Setting-up and implementing ESG action plans
  •  Coordinating all internal and external stakeholders, representing the investor in co-ownership
  •  Preparing and managing disposals (data room, valuation, RFP, etc...)
  •  Supporting investment underwriting led by the Acquisitions teams and on-boarding new assets
  •  Possibly acting as a Director of SPVs

 


Education/Qualifications


- Educated to degree level in a business or real estate discipline
- RICS accreditation would be highly regarded


Experience


- Proven track record in real estate: several years of experience in an asset & investment management / property company / letting or investment agent / professional advisory firm in the real estate industry, ideally with specific expertise in Residential
- Good knowledge of local real estate markets
- Good understanding of legislation and financial techniques related to real estate investments
- Proven track record/strong understanding of Operating Company structures and Property Management from a costs/revenue perspective
